A Pool Safety Certificate confirms that a swimming pool or spa meets current Queensland pool safety standards. Under Queensland legislation, certain pools must be inspected and certified by a licensed pool safety inspector to ensure barriers and access points comply with safety requirements.

A Pool Safety Certificate is mandatory for the following situations:

Shared pools such as body corporate complexes, hotels, resorts and accommodation facilities
Inspections are required annually

Rental or leased properties with a private pool or spa
Inspections are required every two years

Properties being sold that include a pool or spa
Certificates remain valid for two years

Property purchases subject to Form 36
Buyers have 90 days from settlement to obtain a Pool Safety Certificate

At Poolshield, we assist buyers, property owners, and landlords on the Sunshine Coast by clearly identifying any pool safety compliance issues prior to or after settlement. We also help rental and leased properties obtain a valid Pool Safety Certificate (Form 23) before a lease or re-lease, ensuring ongoing compliance and peace of mind.

Once all compliance requirements are met, a Pool Safety Certificate can be issued.

All swimming pools and spas in Queensland must be registered on the Queensland Pool Register before an inspection can take place. Pool registration is the responsibility of the property owner and must be completed prior to booking an inspection.

Our licensed pool safety inspections assess pool barriers, gates, clearances and access points against the Queensland Pool Safety Standard. Any non-compliance is clearly detailed in a written pool barrier inspection report with photos and rectification requirements.

If the pool or spa complies with all safety requirements:

  • A Pool Safety Certificate (Form 23) is issued within two business days
  • The certificate is recorded on the Queensland Pool Safety Register

If Your Pool Is Non-Compliant

If the pool does not meet compliance standards:

  • A Pool Safety Nonconformity Notice (Form 26) is issued
  • A  detailed inspection report is provided, including photographs and required rectification items
  • You are given 90 days to complete the necessary works
  • Under Queensland legislation, the same licensed inspector must conduct the re-inspection. Engaging another inspector requires prior approval from the QBCC.

Once all rectification work has been completed, a re-inspection will be arranged. If the pool passes, a Pool Safety Certificate will be issued within two business days
